What apartment in Israel do the Jewish people from abroad prefer to buy?

In a research we conducted at the MNA Institute Real Estate Researches, we discovered that the most popular cities among the Jewish people that live abroad are Tel Aviv and Jerusalem, that they prefer living in the new neighborhoods, those that will give them a sense of community and security and will include synagogues and shopping centers. The most preferred apartments are of 3-4 rooms, and it’s important that the building will be constructed to a high specification and according to the principles of Green Construction. A surprising datum is that most of them (84%) have mentioned that they prefer to purchase an apartment in Israel for the purpose of living in Israel rather than for an investment.

The summer time is also the hottest season of apartment-moving mainly because the children have a holiday, and their parents prefer that they’ll start the school year and the holidays in the new apartment. The moving usually takes place inside the neighborhood or in the city, sometimes the moving occurs between cities and even countries.

More than 800 new immigrants have immigrated to Israel in the last week. Last year, 13,505 immigrants out of 30,000 in the entire year of 2015 have immigrated in the summer months. 2015 has been a record year with an increase of 16% more than 2014, and the more the anti-Semitism and terror attacks abroad show their faces, the larger the numbers grow over time.

According to a survey we’ve conducted at the MNA Institute Real Estate Researches with the real estate portal Israelreals.com, which is usually active among the Jewish people who live abroad and included 300 participants from the Jewish communities in the U.S., Canada, England, France, Russia, South America and South Africa, we’ve examined the preferences of the Jewish people who live abroad regarding purchasing an apartment in Israel.

According to the survey, 38% would prefer to purchase an apartment in Tel Aviv, 29% in Jerusalem, 19% in the central area of the country and only 6% in the north, 4% in the Sharon and 4% in the south.

Regarding the question what is the most important thing to you when purchasing an apartment? 32% answered that it would be in a young neighborhood with a sense of community, 18% answered that the apartment’s price is of great importance, 18% that it would be in a safe area, 9% that there would be accessibility for transportation, among the people who answered the survey, only 16% mentioned they prefer to buy an apartment as an investment rather than to live there, an apartment that would have the potential of increasing its value and that would return a high yield.

Regarding the question, what is the most important thing you’d like to have in your neighborhood? 22% answered synagogue, 21% shopping centers, 18% educational institutes, 15% community services, 13% public transportation and 11% that there would be neighbors from their native countries.

Regarding the question, what is the most important thing to you in the apartment’s specifications? 39% answered that there would be a high specification, 27% that it would be built according to the principles of Green Construction, 19% to have central air conditioning and 13% to have a warehouse as well.

Regarding the question, what would convince you to purchase an apartment in Israel? 39% answered the will to live as a Jewish person in Israel, 33% an opportunity to move to Israel, 16% Zionism, 6% benefits to new immigrants, 4% anti-Semitism and 2% to live close to the family.

Regarding the question, are you planning on purchasing an apartment in Israel? 54% people answered that they plan to in the far future, 28% are not going to purchase, 13% are intending to purchase in the near future and 5% are in the process of purchasing.
